Sealcoat is a tar-like substance that is applied to the top of asphalt as a layer of protection from traffic and weather damage. It can also make older asphalt that has turned gray look black again. What happens when you sealcoat concrete?
The only benefit to sealing a concrete parking lot is for cosmetic purposes. Sealcoat will cover up oil stains and any other visual problems that a concrete parking lot may have. Eventually, however, the sealcoating will peel off the concrete lot. Therefore, we do not recommend sealcoating concrete or other types of pavement, even for cosmetic purposes, because it is not a long-term solution. Instead, to remove blemishes such as oil stains, dirt, and mold, we recommend power-washing the lot and then restriping it.

Due to the preventative measures that you can take to increase the longevity of asphalt parking lots, we recommend that you use asphalt to pave your parking lot. We believe that it is overall a better investment.
Not only can you sealcoat asphalt to protect it from damage, but it is easier to repair potholes and cracks. Concrete is also more expensive. Additionally, because there are no preventative measures you can take to prolong the life of a concrete parking lot, the only way to fix damage is to repave, which can be expensive and a lot of work. Asphalt is a better option.
